NSI announces Paris-proof office building HNK Rotterdam Alexander

Upon completion, the building will become the newest flagship location for HNK.

NSI will sustainably transform the office building from 1981, located at Marten Meesweg 91–121 in Rotterdam, into a Paris-proof facility equipped with a wide range of services and amenities over the coming months. Upon completion, the building will serve as NSI’s newest flagship location for its own in-house flex operator, HNK.

HNK Rotterdam Alexander is just a stone's throw from Rotterdam Alexander intercity railway station and directly adjacent to the A20 motorway. The building has been part of NSI's portfolio since 2015 and, upon opening, will fully align with the HNK vision, which centres on hospitality, sustainability, well-being, and convenience.

A sustainable outcome: Paris-proof
To bring the building up to Paris-proof standards, a comprehensive package of sustainability measures will be implemented. The façade will be partially replaced and renovated according to the design by OOK Architects, the climate control system will be refurbished, solar panels will be added, and the outdoor areas will be greened. Additionally, the energy label will be improved to A+++. This progressive approach will not only yield a BREEAM-NL In-Use Excellent certificate but will also significantly reduce energy consumption from 125 kWh/m² to 65 kWh/m², placing the building well below the Paris-proof standard.

Biophilic, surprising, and iconic design
The interior design of the office has been developed by hospitality design studio HD+VK and is based on biophilic principles, featuring surprising and iconic elements. Facilities will be added to encourage various forms of work, including a library, a recording studio equipped with high-quality equipment, a calming wellness studio, an extensive co-working zone, and 14 unique meeting rooms, each designed for a specific type of meeting. On the top floor, two complete event spaces will be created, along with a rooftop terrace featuring a bar, which can be exclusively rented for large events.

Construction will commence in November, with HNK Rotterdam Alexander expected to open its doors in the third quarter of 2025. A total of 4,500 m² of office space will be made available.
