NSI signs lease agreement with Spaces for Well House development in Amsterdam
NSI N.V. is delighted to announce that Spaces, part of IWG Group, has signed a 15-year lease for 3,800 sqm in its office development Well House. With this first lease, approximately 20% of the space has been pre-let before the start of construction. Spaces will occupy the third to sixth floors of the building and has signed a lease in line with market rents in Amsterdam’s Zuidas.
Spaces is a tenant in the adjacent Vivaldi I and II, also owned by NSI. The choice for Well House (Vivaldi III) is underpinned by both Spaces' ambition to offer professional and inspiring working environments, as well as the increasing demand from companies for sustainable office space.
With a height of 86 meters, Well House will be one of the tallest wooden office buildings in the world and unique in terms of design, sustainability and well-being. The 22,000 sqm building, designed by Dam & Partners Architects will be optimally located at the top-end of the main Zuidas arterial road. The state-of-the-art building will be Paris-proof in both construction and at completion and has been designed to obtain a BREEAM Outstanding rating and WELL Platinum certificate. The intention is to start construction in the second half of 2022, with completion expected in the second half of 2025.
Annelou de Groot, Regional Director Partnership Growth at IWG Group: “We realise that the sustainability strategy of our customers increasingly determines their choice of location. Well House with its exceptional sustainability credentials is fully aligned with IWG’s objectives in this respect. IWG will not only open a Spaces in Well House, but will also, on behalf of NSI, manage the reception, meeting rooms and building connections. Finally, we are very pleased to further strengthen our collaboration with NSI.”
Bernd Stahli, CEO at NSI: “Well House is NSI's first major office development project, with the highest ambition level for sustainability and well-being. We are pleased that a premium brand like Spaces identifies with these features, while also allowing us to manage the letting risk for this project at an early stage. Moreover, a building like Well House deserves best-in- class services and facilities and in Spaces we have found the ideal partner to realise this together for our future tenants.”
