NSI secures 10-year lease for Bentinck Huis in The Hague

Summary

NSI N.V. and Rijksvastgoedbedrijf, the Central Government Real Estate Agency, have signed a 10-year firm lease for all of the Bentinck Huis redevelopment. The lease includes over 6,000 sqm of office space and parking and will commence December 1 2020.

Following the acquisition in July 2018 a total of circa € 8m was invested in redeveloping and modernising the monumental Bentinck Huis to meet the highest sustainability standards. Including acquisition costs the total investment amounts to circa € 22m, resulting in a yield on cost of circa 6.5%.

The redevelopment and modernisation includes the creation of a formal second entrance, a spacious atrium, a refurbished courtyard and fully renovated office floors, with an emphasis on sustainability, innovation and ease of use. The building now offers thermal energy storage, solar panels, a sedum roof and smart sensors to optimise energy usage.

The new Bentinck Huis fully represents what NSI stands for today: creating healthy and sustainable future-proof office buildings in economic growth locations. NSI expects to realise a BREEAM-NL In-Use Excellent certification, which is rather unique for such a historical building.
