                        <title>NSI achieves five-star rating in annual GRESB assessment for the fifth consecutive year</title>

                        <guid>https://nsi.nl/ir/nsi-achieves-five-star-rating-in-annual-gresb-assessment-for-the-fifth-consecutive-year/</guid><pp:caseid>682425</pp:caseid><pp:summary><![CDATA[<p><strong>In the annual Global Real Estate Sustainability Benchmark (GRESB), NSI has achieved the maximum five-star rating for the fifth consecutive year.</strong></p>]]></pp:summary><description><![CDATA[<p>The five-star rating is the highest GRESB performance and recognition as a leader in sustainability. NSI's total score was 93 out of 100 points. With this achievement, NSI ranks fourth among all 105 participating listed real estate companies in Europe.</p><p>In the coming years, NSI will continue to invest in sustainable buildings. The primary aim is to reduce the energy consumption of the portfolio to ≤ 85 kWh/m² per year by 2035, ensuring NSI remains below the standards set by the Carbon Risk Real Estate Monitor (CRREM). The result is a future-proof portfolio that meets the needs and requirements of the users of our buildings.</p><p>Bernd Stahli, CEO, stated: “Achieving the five-star rating once again is a strong recognition of the team's commitment to sustainability.                         <title>NSI agrees € 50 million sustainability-linked Term Loan</title>

(Euronext: NSI / NL0012365084) - Regulatory news</pp:subtitle><description><![CDATA[<p style="text-align:justify;"><span>NSI N.V. has amended and extended its term loan with ABN Amro, Rabobank, ING and Belfius. In the amended agreement the Term Loan’s maturity is set for a new 4-year term and now also includes a sustainability-linked interest margin mechanism.</span></p><p style="text-align:justify;"><span>The amount of the amended facility is €50m, decreased from €80m originally, and has been extended to December 2026. NSI remains comfortable with its liquidity position, especially considering its €300m mostly undrawn RCF.</span></p><p style="text-align:justify;"><span>The amended agreement includes a sustainability-linked mechanism through which the interest margin will be adjusted based on our performance on four indicators: an energy intensity reduction target in line with the CRREM<sup>1</sup> decarbonisation pathway, the percentage of the portfolio that is aligned with the EU Taxonomy, the average BREEAM score of our portfolio, and the company’s GRESB rating.</span></p><p style="text-align:justify;"><span>With this extension NSI’s average debt maturity increases to 4.7 years up from 4.2 years as per Q3 2022. The average cost of debt will remain stable at 2% per year-end 2022, given current hedging, but is expected to increase to circa 3% by year-end 2023. With an LTV of 27.8% as per Q3 2022, limited upcoming debt maturities (€66 million maturing in June 2023) and no further maturities until December 2026, NSI remains in a solid financial position.</span></p><p style="text-align:justify;"><span>Alianne de Jong, CFO: “the successful completion of this financing in the current volatile environment is testament to the strength of NSI’s balance sheet, portfolio and the longstanding relationship with our funding partners.                         <title>Major European real-estate stakeholders unite to launch a pan-European low carbon label</title>

This Low Carbon Building Initiative boasts its founding members from many different countries throughout Europe : BPI from Luxembourg and Belgium, NSI from the Netherlands, WO2 and ICAMAP from Luxembourg, France and United-Kingdom, and Generali Real Estate, BNP Paribas Real Estate as well as Covivio and Ivanhoé Cambridge with a European approach, and Struan Robertson, Chairman of EMEA Real Estate, Gaming & Lodging at Bank of America Merrill Lynch, from United-Kingdom.&nbsp;<br>&nbsp;</p>]]></pp:summary><description><![CDATA[<p>The French association BBCA provides the necessary technical support for this initiative, which aims at promoting the reduction of the carbon footprint of buildings over their entire life cycle. A scientific commission was set up, led by Aurélie Blottiere, managing Environmental Department at Artelia and Jocelyn Urvoy, Project Manager with strong expertise in decarbonization at ELIOTH to ensure an independent approach. The European methodology is expected to be developed by summer 2022, allowing the first exemplary buildings in Europe to obtain label certification by the end of the year.
