We enable our customers to achieve maximum productivity and growth, providing best-in-class flexible space solutions and services in modern, healthy and sustainable buildings in prime locations. Our current portfolio consists of 45 buildings with a value of over €1 billion, focusing on Amsterdam.

Location will remain the ultimate differentiator in offices, which is why our focus is on Amsterdam, the economic center of the Netherlands. With 55% of our portfolio in Amsterdam, we will continue to invest in our capital city and selectively elsewhere.
Sector fluid
Whilst the core of our activities is offices, we are already active in other segments for some time, such as our life sciences cluster in Leiden. Further diversification is being assessed as we are reviewing highest-and-best use alternatives for some of our existing offices, with residential as a likely alternative.
Customer first
Customers are increasingly preferring to occupy less space in better locations with the best amenities, services, and sustainability credentials. We continue to tailor our offerings to meet their exact demands. We have our own in-house flex operator, HNK, which serves as an incubator for new services across the NSI portfolio, solidifying our customer-first approach.
Sustainability
We continue to lead the market investing in sustainability. 96% of the portfolio was rated EPC label A or better and and 76% labelled BREEAM-NL ‘Very Good’ or ‘Excellent’. In 2024, we achieved a five-star rating (94 points) and were named regional and global sector leader in the annual GRESB Real Estate Assessment.
Growth
The aim is to roll out our capabilities across a larger pool of assets, further improving cost efficiency and driving differentiated returns for shareholders. This way, we make optimal use of the NSI platform, as well as the expertise and experience of our team.
Management
Our Management Board consists of Bernd Stahli (CEO) and Elke Snijder (CFO). They have the primary responsibility for creating a vision of long-term value creation, formulating a corresponding strategy and realizing the corresponding objectives. In doing so, the Management Board is supervised by the Supervisory Board and is accountable to the General Meeting of Shareholders on an annual basis.
Supervisory Board
The Supervisory Board consists of Jan-Willem de Geus (chair), Margreet Haandrikman, Marlies Janssen, Neo Teck Pheng and Jan Willem Dockheer. The main task of the Supervisory Board is to supervise the way in which the Management Board implements the strategy for long-term value creation and the general course of events in the company and the business. The Supervisory Board advises the Management Board.
